You do know that there are duplexes ALL OVER DC including Ward 3, no? No one is going to build down a single family home to build a duplex. They will knock it down to build a modest, mulitfamily apartment building that comes up to the sidewalk, or a McMansion. No money in knocking down a SFH to build a duplex  :roll:
