It's the proximity to DC and the ease of access to the Metro. That's not going to change. People may opt for private schools but they're not going to leave areas that are walkable with access to the city. Also, others have commented on the exponential growth of new housing developments. In SS, these new units are NOT cheap. The new EYA townhouses that just went up started at $900k and sold out. All the new condos going up near DTSS will be in a much higher price bracket, even with the required % of AH. Single family home prices are starting in the $700s in the nice neighborhoods. SS is awesome because of its diversity, but not many immigrants will be able to afford to stay here. And as a few others have noted, there's a very large number of empty nesters who bought low and will sell high to families that can afford the prices. [/quote]
