Also not asking for any closing costs and getting your realtor to reduce fees would also be a plus. 
3. How much do you love the other house?  Would you be ok with walking away from it or would you regret it forever.  How bad do you want out of your existing house?  I hated my old townhouse and couldn't get out of it fast enough. 
4. Would you at least break even for the offer price? 
5. You could always wait out your contract, delist and then try again in the spring when the market picks back up. You will be able to ask for more money, but your new purchase will cost you more money too. [/quote]
