And enough people do that it is "worth that kind of money".[/quote] When we bought in AU Park a few years ago, Petworth was clearly "not yet worth", and we did not consider it (while we did consider Shaw and Columbia Heights), but I'll agree with you that Petworth is surely a better investment in terms of appreciation than Upper NW. That said, since we got a good deal in AU Park, our house has appreciated about 25% in those few years, as the market is crazy here right now (and we have made improvements). In the long run, I'm not worried about Upper NW home values no matter how much the rest of the city improves, as there will always be people who want a SFH with a yard combined with walkability and a short commute.[/quote] It's funny that there's a little bit of an AU Park/Petworth feud on here, but this poster is right. I love our place in Petworth, but we're wanting a SFH with a yard. Some friends in Petworth have a nice sized yard - our lot doesn't. We can't help but feel that WOTP is just kind of dull overall, but I guess we have to come to terms with the fact that we're old and dull. We probably only get out to the cool places in the hood once a month or so, if that. Even at 800k, you're still doing a lot better in Petworth than WOTP. The only place we can buy for that with a decent sized SFH is all the way up in the very very unwalkable portions of NW (Hawthorne, Barnaby Woods, etc). All we want is proxmiity to downtown, walkability to transit, outdoor spaces and the grocery store, a good set of DCPS schools through HS, a SFH, a garage, and a yard for less than 850. Is that so much to ask? ;)[/quote] I think you were looking for 16th Street Heights. A little more expensive than Petworth, a little farther from the crime, a little farther from the metro / happening spot, many SFHs, garages (attached / detached), yards, good set of DCPS schools through HS (for part of the area, for now at least). $850 might not get you the fanciest one, but it's more doable than AU Park.
