And enough people do that it is "worth that kind of money".[/quote] When we bought in AU Park a few years ago, Petworth was clearly "not yet worth", and we did not consider it (while we did consider Shaw and Columbia Heights), but I'll agree with you that Petworth is surely a better investment in terms of appreciation than Upper NW. That said, since we got a good deal in AU Park, our house has appreciated about 25% in those few years, as the market is crazy here right now (and we have made improvements). In the long run, I'm not worried about Upper NW home values no matter how much the rest of the city improves, as there will always be people who want a SFH with a yard combined with walkability and a short commute.[/quote]
