We were shopping for our first home during the peak before the crash.

We won our house in a bidding war, waiving the inspection, then the sellers came back asking us to waive appraisal as the 2nd and 3rd place folks did.  Our agent, and old experienced guy, looked at us and said "I could find you a independent loan broker that will craft together some loan that will allow you to waive the appraisal.  But the commission is not worth you ruining yourselves financially.  My recommendation is for you to walk, find a rental, and wait out this madness.  This is unsustainable, and there [i]will[/i] be a big crash sometime in the soon future."

We walked.  He lost the commission, and we are so very grateful for his honesty, especially since around a year later the homes in that community had lost a significant potion of their value  He is retired now, or we would be recommending him to everyone.[/quote]
