I really think this is part of the problem. I guess I am just highly suspicious of a tenant who moves in 'assuming' all kinds of things that were never discussed were going to be done. I've had a tenant like you, no 'picky' tenants don't make great tenants b/c they take great care of the place- they make PITA tenants.
