Well, actually many listing agents put it not their contract with the seller that they still get 6% if the buyer has no agent. It is more work for the seller. How do you know they wouldn't have accepted your offer even if you had an agent?[/quote]

How do you know? How do you know?  How do you know?  For cryin' out loud, you never know. It's an assessment of risk game.  And the seller IS AN AGENT.
