There is no requirement to hold board meetings. The offering plan clearly lists what board can do. There are no separate house rules. So stuff is like yesterday, someone saw a mouse in boiler room, get message managing agent he needs to call externinator, I say as President do it and the Treasuer CC agrees. Last month a leak in roof same thing. All vendors are approved by board, not managing agent, we did RFPs, got recommendations, got great prices, they are insured and licensed. We do NO borrowings, NO assessments, no optiionaly improvements to building. I am fully allowed to do "in kind" repairs or emergency repairs with no vote only. optional improvements ovewr $5,000 require a vote. We have never done on. Too many cheap people, older people, people who rent in building or peopel who dont care. I would need a majority vote for that and that would never. My board has seven main jobs: 1) collect dues (use legal action to make it happen if necessary) 2) Keep. buildings and grounds in in good sharp and keep up on maint 3) respond quickly to issues that in our Bylays building is resonsible. 4) get Financial out with our CPA timely 5) once a year look at common charges and see if need to be adjusted based on our expenses 6) negoitate and approve master insurance 7) make sure all annual contacts, snow, lawn, serwer cleaning, sprinklers service gutter cleaning are in place and work done timely, good work and a good prices We dont care if you rent out unit not in our bylaws. We dont charge a fee or get involved. We dont care if you redo your kitchen, we dont charge fee or get involved. If not in our bulaws we dont care. in fact we have no fees or approvals on anything, not the boards job. therefore we never have legal issues or lawsuit . And why we have a managing agent, CPA and a Lawyer. And why no one on board can touch money. [/quote]
