Don’t replace anything that is currently working, like the water heater. Have someone service your a/c and then get a second opinion.
We went ahead and did our water heater, which was on borrowed time ( 15 years). But that was partially guided by the fact that it is in the 2nd floor, and we didn’t want a leak that ran down through the house. We are so happy. It’s the same size we had, but works much better and we don’t run out of hot water, even with two teens! And now we aren’t worried about it! We had already replaced the dishwasher and washer and dryer, and are also facing HVAC replacement and the fridge. We also have a leak due to old mortar and have to do that now.
