Nearly all orginal home owners who died or going to retirement homes. A lot of pent up sales from people who pulled homes from 2008-2015 when homes prices were low.

Guess what no sales since 2019. However, most of new homes owners including me were trade up houses and looking to get into W HS. So we mainly had kids 10-17 and new owners were 45-55. Guess what We are getting old like the folks before us. In 3-5 years my block will be empty nestors and people turning 65 one after another and we may hit another wave of sales.

Same thing happend in Avenil. Built 1991 and last 5 years all the orginal owners one by one dying or retiring. Avenil in 2017 when I looked there was petty old playgrounds and pool kinda empty. They had a lot of sales last five years in hot real estate market as folks died and retired. It is a much younger community in 2025 than it is in 2015. People dont live forever.     [/quote]
