Depending on the services included, the architect alone should charge 8%-12% of the anticipated construction cost. Beware though that different architects charge differently. Some will charge a clean percentage of the construction cost, others will charge hourly and others will charge a flat fee for different package services. I am one of those that charge a flat fee broken down per design phases. The fees are based on the complexity and size of the project compared to similar projects done in 2 years.
