It ends up being a vicious cycle. Revenue is down (or- Elrich can't control spending). So what do we do? Raise taxes. People with means vote with their feet to neighboring counties, and VA. Revenue is down again- and schools are a little worse, and crime is up. So what do we do- raise taxes. Rinse, repeat.
People with means would pay tens of thousands of dollars to avoid a property tax increase of a few hundred dollars per year? I mean, maybe, but it's not a rational response.
Except MoCo already has near the highest income taxes in the state. This is 10% increase in property tax in a single year. Keep increasing taxes at that rate and see how well thst turns out for the county 10 years from now. People will absolutely flee crushing income and property taxes. Look at Baltimore.
Montgomery County's population is increasing, not decreasing.
Because people haven't been slammed yet with tax increases. The high salary base will flee, because they get taxed the hardest. Have fun with a bunch of renters who work low salary service jobs while the county's number of retirees explodes. The county's revenue base is going to implode.
I have been reading this warning on DCUM for close to 15 years. It hasn't happened yet.
You should look at the county's demographics report. Retirees are skyrocketing, high earners are expected to decrease, and the only thing bolstering the county's population are immigrants, of whom will be working low paying service industry jobs. The county's tax base is degrading. The fact that they have to increase taxes now is already proving the demographics report to be true. There is almost no economic and jobs growth, so where are revenues going to come from if your base of high earners are decreasing, retirees are increasing, and your only population growth comes from individuals with low salaries? You're going to increase taxes even more on high earners and home owners. Have fun watching the county ruin themselves with Baltimore policies all over again.
I have been reading on DCUM for close to 15 years. Except that posters used to refer to Prince George's County (everyone knew what that meant), and now they refer to Baltimore (everyone knows what that means).
Yeah, Baltimore mean sky high property taxes, tons of crime, low quality schools, and flight.
