I'm curious too and also live in a part of PG County that is mostly white.  From my own observations (and this could be completely off) but the ones I see leaving or complaining the most about things "changing" are the older folks that have been long time residents.

The whites moving in are younger and typically more educated fleeing DC and more expensive areas for cheaper housing that still relatively close to the city and transit.  If we were having white flight in the traditional sense of the definition where middle to wealthy whites leave and poorer minorities move in leaving an area economically depressed, then we wouldn't have all the new development we have now, like a Whole Foods, new coffee shops, restaurants, etc.[/quote]
