Where we all buy each other's real estate without using a stupid agent, instead, we share a real estate attorney and buy/sell our homes for fair market value without all the other stuff involved. No commission games or price games. All straight forward and good faith.
This is all well and good if everything that goes into buying and selling homes is always super smooth, no inspection issues, easy negotiations, etc. Your eagerness to discount the worth of what a real estate agent does is pretty astonishing. As if all they do is open a locked door for you, show you a house, give you a contract and walk away. There is so much more that goes into it. You have either had a bad experience with an agent or have not been properly informed. The agent's job every step of the way is to protect you, the client so that your best interests are first and you get the maximum amount possible in the deal.
You're worthless, man. And you know it. You're an uneducated person who figured out how to gouge the public. Anything you can do, I can do with the aid of a lawyer. Don't need you to be at my inspection, don't need you to negotiate , don't need you to show me a house or write a contract. Take you out of the picture, put a buyer/seller together, and we can do it all through an attorney and deal in good faith. If one party doesn't deal in good faith, fine, move on to the next buyer/seller. In this situation, please tell me how you're worth commission?
First off, I’m not a man. Secondly, I have a Master’s degree. And lastly, I’m not even a realtor! In your specific situation, I don’t think you need an agent. If you find the house on your own, the seller let’s you in without a problem, you can negotiate and possibly deal with bidding a war on your own, you can find a great inspector, contractors, mortgage lender, lawyer, title company, etc, then that’s great. A lot of people need a bit more help though, particularly people moving from out of town and first time home buyers. In addition, things became more complicated after 2008 so a lot of people need guidance. Realtors aren’t just some ‘stupid’ profession that is trying to price gouge and isn’t needed by anyone. They are well utilized by many. Maybe not you, but some. With us, we listed our house and had 4 offers within 2 days, 2 well above asking price. I know that wouldn’t have happened without our agent. In addition I’ve had a house sell without the hassle of ever going on the market through a hip pocket listing. And lastly a realtor really helped us once with throwing in a few thousand dollars of her own money because the seller and we were too far apart. No one would budge. It was very helpful, especially when emotions are running high and this is one of the biggest purchases of your life.
