[/quote] I am a pretty big ANC hater, but in this case, this is not at all on the ANC. And actually, the ANC has evolved to be much better over the past couple of years - a lot of the stodgy people rotated off, thank goodness. The main issue is that with limited supply and high demand, there is simply no need for quality to improve. The turnover happens when someone decides to close their business or it is just so bad, like the Chinese place, that people don't support it. Add to it that the underlying zoning is for 2 story commercial, so there is really very little opportunity to add the residential density and new retail spots to catalyze the area. [/quote]
