Even if FL still continues to be super desirable it is going to be effected when people who want to relocate there are unable to sell their homes in other states. In some way markets are connected even though obviously they are locally driven. If FL has a huge influx of people from affluent high COL NE places, it's because houses there used to sell like hot potatoes making people relocating to FL feel rich, or making feel house rich and wanting to invest into a second home. Once sellers in NE high COL places feel house poor or unable to cash out having to sell their homes, then there will be less $$ going to FL.
I retesting perspective that I hadn’t thought of. Thank you
This is true. However, the tax scenarios of NY, NJ, California, etc are still brutal compared to the Florida, Texas and TN's. Even with high real estate prices, they still win. Austin, TX was completely inflated during Covid and the influx of people from Cali kept growing. The real concern is if there will be enough people to buy the houses in the high COL areas to make them be able to go. Are there going to be enough young families to buy the big houses in Scarsdale, Pasadena, Franklin Lakes, etc? Not only is it high real estate $, but property taxes, income taxes and everything else is super high
