But I don't understand how they could have sold three houses (does the duplex count as one or two?) and only bought one (even if cost them $800K plus, say, $100K in renovations) and be out of money. [/quote]They spent a ton of money renovating those three beach houses and they would have had to pay capital gains taxes because they didnt own the houses for very long. Even if they made money on the flips, it's very possible they made the equivalent of minimum wage by the time you count the time they spent sourcing, driving back and forth, tiling, making trips to IKEA, obsessing, etc. It wasn't exactly an efficient process.[/quote]
