One was there when the inspector was there, and after he left the inspecto told us he was flat out making things up. That guy had the most expensive roof and did the least extensive inspection.

The second, who had some construction background said in the next three years.

The last person, an actual roofer, looked at everything and agreed w the inspector that we had roughly five years left on the roof. He gave specific reasons why our roof was okay for now.  He told us he would be happy to put a new roof on now, but we didn't need one yet so he would rather we just save $1500/year for the next five years so we would be able to pay in full without any stress when the time came to replace the roof.

So we are putting away $$ each month into a roof fund and going with the last guy when the time comes.
