+1 and do Craigslist - I was suprised by how many qualified tenants I got on there.

I also signed up for the "Landlord Protection Agency" on the advice of another poster here. Cheesy, but I spent some time reading the forums and I think it contributed to me getting a good tenant. On the advice of an agent friend, I only accepted credit scores of 700 or higher. People said I was crazy that renters wouldn't have those, and many didn't, but I found one that did and all I do is collect a check. No drama so far and its been 2 years.

I also recommend pre-qualifying or prescreening tenants on the phone. Let them know before you set up an appointment you are doing a brief prescreening.

1. How much is your HHI?
2. How is your credit?
3. Do you smoke?
4. Pets?

Depending on the answer to these questions, you may not even want to show them the place. If you elect to use stringent criteria, you will have to say no to A LOT of people - I probably talked to 70 people on the phone and only showed the place to 2 and only took 2 applications. More work up front but less work down the road. [/quote]
