What is your rent? Have you been sued? Are you continuing to pay rent?

That's my dilemma. Paid March rent, do I have to continue paying April? Under VRLTA, am I entitled to a refund of March rent since it is nearly the end of the month and there have been no effort to put it for rent (e.g., via MLS) or even a for-rent sign outside the property. Have been asking for putting the property for rent, keeping a friendly tone, but have not done the "failure to do so absolves [me] of liability for the outstanding obligation on the lease"[/quote]

Personally, I’d send a letter that says the above and something like “in a showing of good faith, I will not seek a refund of March rent. However, I expect my security deposit to be returned in full.” Easiest and cheapest to try to “compromise” and eat a month. If that doesn’t work, sue for your security deposit back in small claims court. [/quote]
