You should be able to offer under 1M and be accepted -- but like I said it looks like there may be some unreasonable sellers here. I would offer $925ish? Maybe lowball with $900 to start a dialogue given that there is clearly not a bidding war going on here? But yeah, I wouldn't be surprised if unreasonable sellers are just digging in and wanting over 1M, and that's that. Calls to mind my favorite quote from Forrest Gump: "Wantin' ain't gettin'."
