It’s always been the case in this area. For decades, developers have leapt over undeveloped land near transit because they could get a better return building further out, even though sales prices are lower. The only way to stop this is regulation. 2,800 permits seems ridiculously low but if you don’t prohibit sprawl you’re going to get sprawl, which absolutely kills local governments’ budgets. Prince George’s should have done the cap outside the beltway but had no cap inside the beltway. [/quote]
