[/quote] +1 to this. With 4 kids, you won’t find housing cheaper than $3600. I would look for the side hustle but I would also run the numbers on the arm. I don’t believe we will be back to the 1980s 18% interest rates but we also won’t see 2% again for a loooooooooong time. In 7 years will you be able to downsize? Leave the area? If yes, and the arm is a significantly less payment hike then I would do the arm (unless closing costs are considerably higher).[/quote]
