We have two ES boys who will someday be tall teenagers! The room is 160 inches (just over 13 feet) by 235 inches (19.5 feet), BUT there are walk ways in and out of the room on the long side, so if you stop measuring the long walls at the walk way, the room is 160 inches by 160 inches (13 feet by 13 feet). Our current set up is actually one sofa on each of the short walls and it kind of feels like we're far away from eachother. Both sofas you can feel the frame if you lean on the arms.
