Granted I live in AZ, where everyone has a backyard pool, so maybe that makes things a little cheaper, but 225? that's freaking insane. My neighbor just put in a huge pool (they're all gunite here) with the top of line pebbletec-type interior, large travertine deck, turf in some areas, firepit, full landscaping (1/3 acre) for $85k. They decided against the bbq for $15K. My sister is working on a similar project with a owner-contractor business and will be in about $60k. Like your experience it's running about 8 months from start to finish with several months backup.
