You cannot deduct for "normal wear and tear," so you'll probably have to pay for repainting, new carpet, a deep cleaning, etc. out of your own pocket. Plus if you try to withhold, it's pretty cheap for the tenant to sue you in small claims court and they have nothing to lose by trying.[/quote]
