Buyers - are you still out there?

YUP we're here, inventory just stinks right now. In the past two weeks prices have jumped like 30 k in our area, for the same model/condition that sold 2 weeks ago for less.

price range 550-600k and if it's the top of our range we're looking for it to hit our whole wish list.

We don't want or need perfectly remodeled homes, just price accordingly.


in that price range you have a lot of buyers who wanted to sell FIRST then buy, so we've now sold and the inventory left is just ugghhh...


we're looking in Burke/springfield, and it's either tiny houses, poor remodeled floor plans, poor location (backing to highways or hazards) or WAY over priced homes

So, if they're bigger, have modern floor plans, don't back to highways or hazards and are priced higher, that makes them overpriced?

No, it makes them overpriced if they list for 20 to 30k over what all comps have sold for. Most seem to be listing at prices of Bigger, higher end upgraded houses. It just makes no sense. Ex. 2500 sqft home (including finished basement). With granite counters but dated cabinets and white appliances listed for the same price as a house down the street with completely redone kitchen, stainless steel appliances, and a total of 3500 sq feet and an extra bedroom.

It only makes no sense if they don't sell. The market can be distorted by low inventory, but it is what it is. That's the new normal.

I was a buyer looking for a house in Arlington under 1.3 million, but I've been looking since November and didn't find anything. We put several offers but nothing was accepted. We said we'd stop looking by Memorial Day, so we're going to stay in our DC house for a few more years. I feel like buyers and sellers are at am impasse.

I just sold N. Arlington house on Zillow's Make Me Move. Make sure you are looking at all options!

Bidding wars. We always offered above ask and escalated
