Questions to ask realtors when interviewing for representation

Starting next week, we're going to meet with realtors to interview/find out if we can work together/find the best one for us.

We have some specific to the realtor questions already planned- are there others that you have asked/wish you would have asked?

What rates do you charge?
What services do those rates cover?
Do you have preferred lenders/title companies?
Do you have a preferred handyman/repairman to fix buyer requests?

Then we have other general questions that we'll ask to get an understanding of how they think:
Explain the selling process
What kinds of things must be disclosed?
What new laws are taking effect that might impact our sale?
Can you talk about loan types
Can you explain the different contingencies we might face?

What is the process for terminating the contract?

What is the lowest rate of commission you will accept?

What were the last three listings that your had (review thee for photo quality and overall presentation).

What is your pricing strategy (start high, start low, when did you recommend adjustments to be made?)

Why should I choose you, rather than someone else?

You're really asking the wrong questions.

You want to know what they're going to do to find you a buyer. What's their marketing plan? What's their online presence?

Why are you interested in loan types if you're selling? Ditto, who cares what their lender is? You're selling... Or are you thinking of using them on both sides -- you sell and then you buy? If that's the case, definitely ask what they will do for you on the sell-side commission.

You want to ask about their marketing(online/professional photos vs self-taken,brochures, ect) Are they aware of the new TRID requirements and can they explain them to you and what impact TRID may have on your sale. Ask them about the market conditions for your area. This is simple for us to access but many agents simply don't know how. Ask how many listings they have had in the last twelve months? What percentage closed? What was the percentage of the sale price to the original list price? What was their average days on market?

Depending on your price range- you may want to ask if they have minimum fee (in addition to minimum 5). If their minimum % commission is 2.5%, for most homes that's fine, but if you're OUT THERE and looking at cheaper properties, they may have a minimum $$ amount(2.5% or $5k).
