We are looking to buy a 3-bedroom place in DC for under $800,000 but really can't find anything at all. Nothing at all west of the park and we are left with small flips in the $700s where we just paying for someone's Mercedes

Any advice on how to find a diamond in the rough?

Wow that is so depressing, that apartment is horrible.

Agent here. There's a lot, but you have to be willing to renovate. Where are you looking? I got a house west of the park a few months ago in your price range for myself.

Agent again.

2320 Huidekoper. There's your diamond in the rough, 3 bedrooms, west of the park.

There aren't any pics of the interior. Which probably means it's not so much a "diamond."

I lived in GP. Beware, that third bedroom is often very, very tiny. Ours was 7'x9'. It's fine for an office or a very small nursery, but past that, the room isn't very useful.

Agent again. Yes, but this is what $800,000 and under gets. OP has to understand that the expectations he has have to be realigned. For that price, west of the park, you're going to get a house that has issues of some sort.

You won't find anything in DC west of the park that is good in that price range. Maybe in Bethesda or maybe in Chevy Chase but not in DC. Anything close to that price will be a fixer upper or tiny beyond belief.

I just went through this exercise and we settled on northern Potomac.

OMG. That makes North Arlington prices appear reasonable!

OP, why don't you take at look at Shepherd Park? You can find fully renovated homes for 700,000 and above. Fixer uppers go for 350-high 600s, depending on the size. Shepherd ES gets you to Deal and Wilson with the new boundary changes. The neighborhood is very diverse with professionals and lots of children.

Shepherd Park is a great suggestion.

Really ? I just saw my neighbor's SFH house in Friendship Heights (in bounds for Janney/Deal/Wilson) for only $750K.
