Is the east of DC a good area?

I am looking for a townhouse or single family in DC, the area to the east where near the border of DC/MD seems quite affordable. Some 2000+ square feet houses are listed for under 500K. But the listing time is over 90 days, some are even over a year!

I am a bit worried, is it a good area?

Can you narrow it down? Tee East border is miles long.

If you’re talking about PG County, yes there are plenty of nice areas with affordable real estate. PG schools are notoriously bad, which turns away MC families and drives down prices. If you don’t plan on raising kids in the house (or can afford private), then it’s often a great deal.

You gut is correct that those prices are too good to be true. The areas "EOTP" (east of the Potomac) should generally be avoided. High crime.

This post specifies DC, not PG county. OP, do not buy in DC east of the Anacostia River. Look at any DC crime map to find out the reason why.

Clever but if OP is not from DC, then they actually can’t see that.

OP, EOTP means east of the park (Rock Creek Park). EOTR means east of the river (the Anacostia River).

You can check the crime stats and judge for yourself.

EOTP (East of the Park) includes portions of Upper NW like Shepherd Park and Brightwood which are nice areas to consider. Also new development at The Parks at Walter Reed has a variety of housing options (apts and condos) and now have a Whole Foods and a planned DC public pool.

What does good area mean to you? There are reasons (crime, lack of amenities, school performance, racism, etc.) why it's so much more affordable than other places in the DC region, only you know whether or not those reasons are dealbreakers.

Yes this is a lovely area, but this isn't the neighborhood OP is talking about if they're seeing 2000 sq ft houses for $500k.

Peak DCUM. OP is very clearly looking at areas like Anacostia or Deanwood where they can get a 500k townhome. They get a response recommending areas with $1M townhomes

Crime is sky high. Terrifying at night. Also, most schools are 2/10, 0r at best 3/10s...

OP, I have lived east of the river for over 25 years, I bought 18 years ago. The neighborhood is gentrifying and changing; it's different from when I started living here. My kids are 18 and 23, and were raised here. My oldest is a college graduate and my youngest is attending an apprenticeship program in Maryland. I'll try to remember to come back and check this thread in case you have any specific questions for me.

Live in Deanwood with two young kids for the last 8 years and love it. Great house with a yard and gardens. The location is unbeatable in that it's so quick to get in or out of the city. If I had to live in a neighborhood with the types that are the majority on these boards and listen to them and watch their wasteful lives, I'd want to end it.
