The TH attached to mine is a rental. The lovely family who was renting for the last few years moved out almost 4 weeks ago. The house has not been up on rental sites, nor has any work been being done on the house. It's just sitting vacant, though a property manager came and did the walk through after they move out.
I'm eager to get new neighbors! How long do you usually wait between renters? I thought it would be listed immediately, or immediately after basic repairs, but its now been 4 weeks and no sign of any repairs being done or anyone even checkin in on the house barring the one visit by the property manager. |
I usually have new tenants the same month as the old ones moved out, but once I had some move out at Halloween and couldn’t find anyone else for a few months. |
Wow, you must be an extrovert of epic proportions! Who else would WANT to share a wall? Who would WANT the hassle of having to deal with neighbors and their weird cooking smells, their noise, their activity, etc.
Once we let a property sit vacant for 2.5 months because a relative was going to graduate from school and then move in. Another time we kept getting people who wanted to rent that we didn't like (way too many cat owners) so we just kept rejecting them until we found good tenants. We own the properties we have outright so there's no stressing about a mortgage or anything. |
LOL! Op here. I’ve lived in a lot of townhomes over the years but our current one (a “luxury” Th) you don’t hear a sound from the neighbors it’s pretty amazing. We’ve never smelled their food don’t hear their TV don’t hear a sound. I actually raised it with other neighbors ask if they were homes were as quiet as ours and they all said they were The townhouse was built about 30 years ago I suspect that’s one reason - The newer builds I’ve lived in have been super loud! |

My condo was vacant between my last set of tenants for about 4 months. I was planning a renovation and took time to vet contractors, and then repairs and updates were done one project at a time. Then once renovated, I took my time screening the tenants. I have small kids and a full time job and managing contractors and showing the place is a job in itself! |
Might be waiting for a contractor to come and do some work. |
Are you saying the newer townhomes are louder than the ones built 30 years ago? |
we are having a 1 month gap between tenants because i'll be renting to a personal friend instead of a rando so i rather wait for their lease to be up instead of trying to fill it immediately. |
I usually have 3 months between tenants because I am typically slow to get things going. A couple times people moved out during the summer when I’ve been on vacation so I’ve waited 1-2 months until I’m back in town go get things going.
The rental market is also pretty slow right now. Unless they are priced at least 10% below where they were before it could take time to get a tenant. |

Depending on the market, i heard a lot of landlords sitting on vacant properties instead of renting for fear of not being able to evict. Some are also chasing the hot housing market and thibking of selling . |
I think it depends on the TH community. We've known noise abatement for ages. Whether the builder chooses to put the money into it, though... |
I've toured new townhomes recently and found they did a surpringly good job with noise. Some were near a busy road/flight paths and I culdn't hear anything from the inside. |
