I thought I got a good rate a few years a go at 3.75% but 3% on a 1.5M loan is too good to pass up.

| Are rates lower for gigantic loans like this? We refinanced this week and were not able to find anything below 3.5% for a 30yr fixed. Our loan is about 510k for an appraised value of about 800k, we've got great credit, etc., etc. We shopped around and had a float down clause for 30 days, and didn't see anything like 3% available. Are people getting 3% because the loan is over a million or what? |

There must be points that you're buying associated with this loan to get this kind of rate. I check 30 year jumbo refi rates every single day, including today, and I have yet to see a 30 year jumbo refi below 3.35%

OP here, Looking over the estimate from the bank, it says 3% for .25 points, 3.125% for .375 points, this is a large lender think boa or united bank, bb&t etc. also Saw this on zillow.com |
Okay, those ads on websites aren't accurate. The advertised rate is not the same thing as locking a rate with an actual lender. |

| I just called vacu. Live in McLean. Home value 1.9. Best I could get from them is 3.5 on 750k refi but I had a home equity of 280 that I used for renovations on the house--I asked that they could combine the two--they said no. I then said do a second on the 280 for 20 years and was quoted 7.5 on the second. I already have 3.5 rate on my home and a variable on the second at 4.5--do just sitting on it right now. |

Navy Federal is doing 30 year jumbo refinances at 3.1%
Fed is expected to make a half point rate cut soon. I have expect refi rates to get to 2.75, maybe even 2.5 |
