Those are some of the food options in an area you can walk across in 10 minutes according to Google Maps, without walking more than a couple dozen feet along Maple unless you chose to. There are at least another dozen beyond that radius…

Don't the residents of Pimmitt Hills walk to the McLean Metro station and enjoy the Safeway and cafes in the strip mall near the station? I don't live there so I don't know. Also, a new wildly popular high end bakery opened by the McLean Station, the Sunday Morning Bakehouse.

That's not the best part of Vienna. Much of that area isn't accessible except from busy Route 7, there's zero walkability, and it's not close to any retail.

Walkability to a bunch of maple Ave strip malls is nothing to write home about. It’s a right turn and a few minutes drive to everything in Tyson’s.

The main walkable part of Vienna is along Church St and the W&OD trail. That gets you a couple dozen or so bars, coffee shops, and restaurants, Whole Foods, the farmers market, a couple ethnic grocery stores, a library, a post office, and a decent assortment of retail.

It is hardly a metropolis but it is walkable and would easily meet your basic needs.

Yes there’s a strip of walkable area around the church with maybe a dozen stores total in those few blocks. Not few dozen of anything. That’s all spread out across a mile plus of maple Ave strip malls. Outside of teenagers without cars, no one is crossing maple traffic on foot or walking home hauling groceries from Whole Foods or any other store. There’s better options out there that are more condensed ie. Boro and Mosiac. So what’s the point of paying more for ToV taxes and soso walkability? Just drive a few min to many options in Tyson’s and get a nicer house close to all the highways. No more maple Ave congestion.

Not true - people walk and bike to and from Whole Foods, Fresh Market, and Giant. I don't, but see people walking every time I go to any of these stores. Biking or e-bike less frequently, but not never.

That is walkable for houses in the northern part of the neighborhood. There is also some limited shopping walkable to the southern part of the neighborhood along 7.

I have lived in both areas and enjoyed both. Vienna is much more of a “town,” but Pimmit Hills is in a great location for many people and has a lot to recommend it.
