Nantucket isn’t sinking, but there’s erosion on 2 sides of it. OPs budget won’t get her what she wants there, and the weather is colder than DE

I still see homes listed in the erosion vulnerable areas in Nantucket upwards of $1.5 million. Who would want to risk all that money for land that will be fully submerged in a few years?
