I set, in my mind, the highest amount I am willing to pay. The sellers are a few grand away from that number. After I told them my final offer, the sellers further reduced their sale price.
I believe I am the only offer on the table and are able to close in 30 Days (financing approved and no need to sell any property). Property has been sitting for many months now. Which reply should I give? 1. $ is my final offer and if not accepted, moving on to next choice. 2. We really like the house but due to the condition of heater/ac/possible moisture issues/lack of sump pump/ is the reason why we are sticking to our final offer. 3. Let sellers know we really want the house and if they want to close as soon as possible, we are ready (financing approved, home inspector already scheduled, no property to be sold). 4. $ is my final offer, sit, and wait? |
| Just pay the few grand or offer to meet them in the middle. Not worth the stress over that much. |

I'd raise mine a little. You were dumb to offer the highest you were willing to pay as an opening offer. Does no one understand the basics of bargaining any more? |

I think I'd say, "X is my best and final offer, and it expires in 7 days."
I don't know if that's the best expiration period, but you want to make sure this situation gets resolved one way or the other. It's up to them to take it or leave it. |

It that's the most you are willing to pay, tell them "call me and we can discuss if you change your mind. that's my max on this property." Then start looking elsewhere.
I think that is a little more hardball than a 7 day exploding offer, and will get the same results. |

I think you should be prepared to lose the home - haggling over a few thousand dollars is silly and a waste of both your time. If I were the seller I'd likely pass on your offer for that reason.
Most of the time people who are difficult in the initial negotiations are a PITA all the way through the long process (inspections, etc.). |

People are irrational about the price they will sell their homes for. And th OP is being irrational about the price as well. Just go up if you want the house. |
