| as a seller in a down market i'm wondering if the commission for a broker is negotiable. 5% in this market really eats into the profit. has anyone negotiated down to 3% of below? |

We negotiated to 2% for our seller's agent, but you can't really do less than 3% for the buyer's agent. The agents won't take people to see your house if you do that.

| remax in Virginia has programs that allow you to sell for less. You pay them a flat fee, I think 1200. they put up the sign, put it on the mls and show the house. If they sell it , it is 3 %, if you sell, it is nothing. because you are listing it on fsbo, etc. also. I highly recommend militarybyowner.com. good luck |
| I completely agree...you HAVE to offer 3% to the buyers agent if you want them to bring people to your house. Sellers agent fees are definitely negotiable. I think that 2% to the seller's agent is totally reasonable, and you might be able to do even less depending on your negotiation skills. |
