Rent. Buying means you will worry about storms. The HOA or maintenance fees will exceed your rental cost.

That's certainly what I would do if i had that kind of cash. I wouldn't want to worry about whether my land was going to disappear or hurricanes when I'm not there etc.


People who have this type of cash are the ones not worrying about land disappearing. the elites all own beachfront property, they preach about climate change but don't particularly worry about it themselves Many have so much money if they lose 5 mil it's not anything devastating.

Honestly, I think most of us have our heads in the sand about land disappearing. And a lot of people are going to be really upset when it happens.

Fire Island’s season is over by Labor Day or mid-September, unlike Rehoboth Beach which is now virtually a year-round community. I was shocked by how hard it was to get a reservation last MLK weekend - mid-January! If OP thinks RB is too cold, any northern area is out of the question, particularly Fire Island.

Sullivan's Island Beach or this beach, right by Charleston SC with a ton of things to do. This is as far South you can go drive from DC if you had to. All highways no back roads or a cheap nonstop flight out of BWI.

Any further South if you get a Spring Break with sky high airline prices or it is too far to drive if forced.

Being near fun town and an airport and near highway makes it easier to get there

There must have been an event going on, or you had a very narrow search. It's not hard to get a reservation in Rehoboth except from Memorial Day to Labor Day. Hotel/airbnb prices are about 60-75% lower in the offseason because there is so little demand.
