For those in Mclean/Langley: when do you think inventory in your neighborhood will go up?

OP -- Not sure how broadly in the Langley/McLean catchments you would be looking, but there are typically a fair number of <$1.5M houses that come on the market each spring in the neighborhoody areas of Great Falls (mainly south of Georgetown Pike/west of Walker, but also in the areas north of 7 that are closer to Tysons). Most of those houses had significant bidding wars last year, but hard to predict what the market will look like this year. As a PP wrote, you will get inevitably get more house for your money outside the Beltway.

I am not a realtor. But in the areas you are looking, you need to find a good long term realtor in the neighborhoods you are looking at. In our neighborhood, most sales are done without the homes hitting the market.

Not OP—I like that house! Great screened porch. Needs some updates but 1.25 is reasonable, and you wouldn’t have to do it right away. With inventory so low it might go for more, but I wouldn’t want to pay too much more than that. That’s the trouble with buying this time of year.

Listed yesterday. Today family try to book a showing and got the above response from listing agent.

I think that house will go very quickly but the listing agent may have limited viewings per the current owner's request in light of Covid.

I would definitely look at the Mclean hamlet (where I grew up, I’m 33 now and don’t live in the area) and McLean Hunt. Those were amazing neighborhoods to grow up in. They have changed some but with kids, they are awesome and are zoned for Langley. That being said I think you may need to do some updating.

It has new windows, it maybe updated inside.
