| We are looking for an oceanfront property (preferably a town house or house) in Bethany or Lewes for next summer for a week. I was told by friends that we should reserve the property now (or soon) and put down a deposit. I haven't been to an area beach since I was a teen, so I have no idea where to start. We are flexible on the dates and would be willing to go pre-Memorial Day week or late in the season in order to save some money. We are willing to spend about $3500 for the week and would like a somewhat upgraded place. House doesn't have to be too massive, but it is important that its on the ocean. I don't want to be traipsing across the highway with my 2 year old and a bunch of stuff. The property should hold about 4-8 people. Any recs? Do we really need to book now for next year? Should we call a local realtor? TIA! |

Just don't go with your in-laws and any of those are fine (jk)!
Bethany is good for families. |

You'd have to book now of you want something in bethany. There isn't much beach front in terms of houses.
I'd call a realtor. |
| Look on VRBO.com - it will give you a sense for what properties are renting for. I think $3500 for oceanfront for 8 to 10 people is on the low side, but it also depends on the week. |
| You might have to do oceanblock. Try Kleinstubers in Fenwick. Try Tower Shores in North Bethany. Sea Colony in Bethany is super convenient, and there are some three bedroom properties. You can walk to the Bethany boardwalk from there (which is a plus since parking in PITA). |

Most professionally-managed places aren't renting now for next summer. They will offer to this summer's renters first (they same week they rented this past summer) sometime this fall (usually late October/early November) and then open up the weeks to new renters.

| Absolutely doable in Fenwick, there's a number of duplex's on the ocean off Bunting Ave. They are normally around $3500-$4000. There's also Admiral's Ridge, which is on the other side of bunting, so no highway to cross, but not directly on the ocean. Bonus is that it's a townhouse complex so there's a decent pool. It'll be a little cheaper, I think most have 3 bedrooms. |
