How can I find a really good inspector?

Nobody we know seems to have a good recommendation. Any suggestions how to find someone?

Agents aren't always the best source, IMO. They want to make a sale.

And they want you to refer all of your friends to them. Good agents know the good inspectors. Would trust them over anon board posters.

I know it's pooh-poohed on here, but we have twice used and been happy with the one suggested by our agent.

i looked up inspectors who were rated by people who actually used them on redfin.com. i used two and found one to be better than the other. some of the same names highly rated there were recommended on here.

i wouldn't go with one the agent offers. they do want to make the sale and they don't want an inspector who's going to pick up every problem.

in fact, our own realtor told us at our closing that he used our inspector (that i found myself) on another home and the inspector found serious problems so our realtor would "never use him again because those buyers wanted that house"

I'd always get two inspectors. One always misses something the other finds. And 700-900 dollars for two inspections is cheap compared to how much you'll save/peace of mind.

Oh everyone and their "agents only hire inspectors who will get the sale done."

Cut this shit out already, it's old and tired. NOT EVERY AGENT WORKS FOR ONE SALE. It would be pretty short sighted to hire a sloppy inspector so that your clients could buy a broken down shitshack and then hate you and tell all their friends not to use you. Being in a review driven business doesn't mean you can screw everyone left and right.

Some of you people on here have real attitudes about it. Get lives. You need them.

Agreed. We used an inspector who was recommended by our agent. I've also seen him recommend in many other places. He was great and provided us with a very long and comprehensive list of issues with our new house.

I'd give you his name, but, our old house is under contract and we are in the inspection period and I do NOT want out buyer using him.

Ha ha!

I know a few fantastic inspectors, but frankly with the sentiment on this board that everyone is out to screw the poor wittle homebuyer or seller and the "you only need (to pay for) a real estate attorney to review your contract" people on here, I'd never recommend the several awesome inspectors I know to people on this board.

Definitely do this. You would do it for surgery (second opinion), why not on the biggest purchase of your life? We had three on a new house because each one found more code violations than the inspector before. It was a new home.

Do any inspectors actually get up on a ladder and do a thorough roof inspection anymore? I'd try to find one that does. Ours did not.

After we bought our house, we are in the unenviable position of having to replace our 10 year old roof because of shoddy installation.
