| There is zero angst about the possible new CC middle school. We are talking about another middle school for the kids going to Chevy Chase, Rock Creek and North Chevy Chase Elementary instead of Westland, which will then feed into BCC, so it is mainly the kids that are already together in Rosemary Hills - which we all love. |
I agree-- the idea that property values will go down in CC because kids are moved from over-crowded Westland into a new middle school is odd. OP, the metro commute from Bethesda or Silver Spring to downtown is 20 minutes on the train, so it's very possible to have a 30 (or 35) minute commute depending on how close you are to the stations at either end. I'd consider E. Bethesda, Silver Spring, or Chevy Chase. |

I think the reason people don't believe commute times is because they commute at different times of the morning. I leave for work at 7am so the commute is MUCH shorter and many people would not believe that it takes me about 20-30 minutes to get to Georgetown from Potomac, MD. It is only that kind of commute because of the time I leave. If I left at 8:30, things would be much different.
Another area you might want to consider is the Sumner area of Bethesda if you are open to a townhouse or condo. There are some nice large condos and townhomes in that area in your price range. They are mostly in the Whitman school district in Bethesda and the commute is pretty good downtown depending on where exactly you are going. |
I've lived in both Arlington and CC and commuted to downtown. If you don't travel at any time when there's traffic on the roads (7:30-9:30 am and again 4:30-7:00 pm), you can certainly make it downtown faster from Arlington. However, any time there is traffic, the commute from Arlington is definitely longer. The traffic patters on Connecticut and on Rock Creek Parkway are such that the rush hour commute from CC to downtown can actually be faster than a commute on the weekend to/from the same points. And since you don't have to cross a bridge to get from CC to downtown, you don't have to worry about there being an accident, an event downtown, road work, etc., that clogs up the bridges and causes commuters to spend an hour stuck in traffic. Plus, I happen to agree with PP that CC is so much more attractive than Arlington that regardless of traffic, I'd choose CC, either DC or MD. |
I live in CC MD and agree that there is pretty much zero angst about the new middle school. I would think that if anything, the new middle school would make the area more attractive to buyers. You're taking some of the kids from an overcrowded middle school and placing them in a new middle school so that neither school is overcrowded. How can this hurt property values? |
EXACTLY. The commute from Arlington is better on a PERFECT day, or on a Saturday afternoon, but on average, the commutes from close in Montgomery are much better. You may be 3 miles closer in parts of Arlington, but going over a bridge or dealing with 50/66/395 is just no comparison. |
Honey, you drove on a SATURDAY. During rush hour on weekdays (aka when people commute), Connecticut is 4 lanes one way. I leave at 7:30 every morning and am in my office by 8 at the latest. |
