Check the recently sold homes on Zillow using the price filters. You can get homes for 1.8M and less. Even in north Arlington.

Yeah it's a new construction. If you look at the listing pictures from 2022 the house looks very very different (it was a teardown listing).

Also, not sure about this of course, but it seems like they may have spent around 1.2m on the construction of that awful ugly places (homes.com is amazing for not only seeing old listings, but also mortgage info).

Then why does it list reno details (built 1930, etc) and why does it highlight "new HCAC systems?" Is it just a sloppy listing?

This house is horribly ugly and the yard is tiny. That would be hell for me to live there. I will just keep my house on multiple acres and avoid the misery.

You would have to be an idiot to pay 825k for a substandard lot that would them force you to "renovate" to maintain square footage, rather than build new. I cannot imagine what ill-informed person would do this but they are going to have to take a bath on this one. Hopefully not in one of those hideous bathrooms.
