Huge spread between rent and mortgage payments

I get it op. Do you live near base? Most bases are in bad parts of town and shady landlords do look to take advantage of young military people. A lot of young military people dondestroy rentals also. Since you've bought 8 houses I assume you are older. You will have to live away from the base to find a nice rental.

Rentals are gross, though. Termites, cracked foundations, mold, dog smell in the stained carpet.

Unless you stained the carpet and brought dog smell, you looked a smelly place with stained carpet and said "Yes I'll take it"? Who forced you to rent a home with - and/or do nothing to address - termites, mold, dog smell, stained carpet, ...?

You sound like someone trying to dissuade renting because your post makes no sense.

The best part about renting is that whenever anything needs repaired or replaced, the landlord is the one who shoulders the burden of paying for it.

When you own a home, you must ALWAYS have extra money in the event that something breaks.
Or perhaps if there are pests, etc.

My sister found a rat in her garage wall, then the next month had her water heater break.
All during or around the holidays. 🙁

It is not just money but also time you waste trying to get quotes for things you need to fix and being around for the actual work. It took me a while to adjust to this post renting. It is nice to be able to do what you want with your house but being able to just call the landlord and let them deal with any s**t that breaks while I go about enjoying my life is pretty blissful actually.

Shoot. Thanks.

I just hate the idea of living in someone's gross cast-off again.

WTf? Literally every renter in my area is military or foreign service. These are not their cast offs.

There are very few new houses to rent or purchase so almost everything, even a flip is a cast off. OP can afford to buy or rent.
