| So many people responding who missed the fact that this is a slate roof. A beautiful slate roof is going to cost over 50k, yes. Get a few quotes but I wouldn’t be surprised at a 70k quote (our house has a slate roof as well). |

Well, a slate roof can last anywhere from 100-200 years. Asphalt tiles (which also look like trash) last 20. You do the math. I personally think it’s worth the price to not live in a home made entirely of faux materials.
vinyl ≠ wood asphalt ≠ slate mdf ≠ wood acrylic ≠ stone plastic ≠ metal you get enough of those things replacing what they try to emulate and it’s an incredibly soul sucking way to live. I’d rather live in a 1,000 sq ft home made out of real things than a mcmansion where the entire thing shakes when my husband sneezes. But hey, different strokes and all that. |
Sure, for asphalt. No one is replacing a slate roof on a SFH for 24k except in your dreams. |

Asphalt = $15000 or less for OP, so sounds like it's high then according to the 2-3x's range. |
