I put a sign outside my house to see what happened, hoping to get traffic from two other hosues fro sale on my street, and someone saw it on Saturday and Sunday and they are making an offer today.

I am freaking out! What resources do you recommend I read? What should I look for in an offer? We are offering the buyer's agent 2.5% so we are hoping he'll schedule the closing and stuff.

I would find a real estate attorney and pay him $1K to go over the contract for you.

Absent that, pay attention to the earnest money. Pay attention to any contingencies.

Make sure they have a financing approval letter.

I don't know if it's hot, in Alexandria close to kingstowne...
3 houses for sale on my block and one is a foreclosure where they are asking 40k less than mine so i dont know how this came about (although i will say my house shows VERY well and has tons of upgrades).
We'll see how much they are offering.

Hire an attorney. You can pay $300/hr and it is likely 5 to 6 hours of time, tops. Some may even do it flat fee or defer payment until settlement.
