PP. You guys are part of the lucky few for whom SS is highly walkable from SP—I’m assuming you live close to Eastern Ave. My home is about a mile to that stuff. If OP’s budget is 1.5, homes in that range will be closer to 16th St., so not quite as walkable (although doable in nice weather).

"UNW" is not a frequently used acronym, so you may miss some advice. NWDC would be more appropriate.

The northern end of the neighborhood is definitely walkable to those places - say, from Kalmia northward. We do it regularly.

I used to live in Colonial Village. It was awesome. On one side you have SS and on the other you have Grubb Road. Loved it.

I disagree. UNW is used to convey closer to the border of MD, normally on the Western side. NWDC would cover the whole quadrant and may very well include lots of areas that are of no interest to OP.

Nobody uses UNW. That’s not a thing. You’re looking for “ward 3” to capture what you mean.

Hate to blow anyone's cover, but this is really key. OP is asking for things that while widely desired, can hard to put together in practice. I'm especially interested in thinking if various locations really queer/make easy particular commutes.
