This is not a quick commute downtown. And the middle and high schools are not fantastic, although OP did only mention elementary. |

OP, we had a $1.2 million budget and looked in Arlington, McLean and Alexandria (we moved from Old Town). We ended up south of Old Town in Fairfax Co. b/c - at the end of the day - we just got much more bang for our buck here. I LOVE the neighborhood, and I think the commute is actually pretty nice (but agree that it is rarely less than 30 minutes to downtown most days - though also rarely more than 40 minutes). It was worth it for us. I don't know if that commute will be worth it for you.
We just wanted more bedrooms and much more land (and not a complete renovation project after spending $1.0 million!). I can't compare to MD as I know nothing about any of those areas... |

OP - For that money, there are plenty of places where you can afford a reasonable lot relatively near a park. That solves the yard problem when they are big. Plenty of Arlington meets your criteria in your price range.
22:38 should realize that most people don't have what she has, and she should watch her tone. There's plenty of nice space in McLean within your price range. The areas with the giant McMansions aren't really an easy commute, anyway. |

| You could probably find something in River Falls in Potomac in that range. Pretty easy commute -- either GW Parkway, MacArthur Blvd, or Mass Ave. into the city. |
We live south of Belle Haven, closer to Wellington. Elementary school is supposedly very good. MS/HS I hear some good / some bad. But I think they are also improving... |

A number of neighborhoods in Arlington fit your bill. Chain Bridge Forest, Country Club Hills, the area off of Ridge Road near Army-Navy Country Club all come to mind. The lots might be too small for you, but there are also some great homes in the neighborhood just north of Williamsburg Middle School.
Falls Church City also has some lovely homes. I've seen beautiful neighborhoods in McLean and in Ft Hunt/Belleview but have never dealt with commutes from either place. |
