Mantua in Fairfax, the swim club and citizens association hosts community gatherings at least once a month, more in the summer. Lots of new people due to older folks selling their homes when they pass away or decide to retire elsewhere. Lots are half an acre in many parts of the neighborhood.

Lived in different states and this area has the worst people I have ever met. Snarky, mean spirited, bitter people.

I agree with PP who suggested considering higher density, for ease of making connections with down-to-earth people. If you identify a general region you like, you could try renting in a higher-density portion (townhouse etc) and decide later whether to sacrifice density/connectedness for more space within the same school district. Another high-density bonus, as your kids get older -- more opportunities for age-appropriate independence long before they're old enough to operate a 2000-pound motor vehicle. The WaPo did an article a year or so ago about how higher-density living needs to become the new American dream...some food for thought from a happy condo dweller! Good luck!!

-1 for FCC. First, that budget won't go far at all and second, it's not down to earth. Lots of generational wealth, which sounds counter to the vibe the OP wants.

OP, I saw some folks recommended places in MoCo. In case you would consider that, know that MCPS is undergoing some significant changes in boundaries and academic programming. Unless you have strong reason to move there now, I'd avoid it. I live here and don't mind what's going on, but wouldn't recommend moving here right now. In any case, good luck!
