Many people love colonial style houses. The style is timeless and they are not a fad unlike the MCmodern farmhouse people are building now. |
| OP’s house is overpriced slightly but not much. The house and location are OK, but not great. House looks dated and the exterior style (brick front and the rest vinyl siding) screams 1990s. Location is close to Toll Road but not super close to amenities. School pyramid is decent but Marshall High seems to be declining again, though the neighborhood it might be rezoned to Madison High with upcoming boundary changes. |
This house is more dated (very clearly 1990s construction) than the farmhouse-style houses will be. It’s vinyl siding on three sides so we’re not talking about some classic Colonial in any event. |
Statements like these with nothing to back them up are not very helpful. |
SAT scores at Marshall have been declining more than at other schools (down over 50 points from 2018 to 2023) and the FARMS rate went up from about 18% to 27% over the same period, a bigger increase than at some of the other schools in that area. |
Don’t forget that the 100% affordable 516 unit apartment building in Tyson’s will also go to one of these schools. https://wtop.com/business-finance/2023/12/fairfax-county-breaks-ground-on-tysons-first-100-affordable-residential-development/ This will accelerate the decline. Just plan on sending your kids to private if you buy this house. |
| Cook top is scary |
| I think some re-terracing to the back yard would make it more usable. The stone walls with patios and drop offs with no railings whatsoever is scary. |
What in the world could have happened smack in between 2018-2023 to make that happen??? And until Pimmit Hills becomes completely McModernized, there will always be a higher FARMs rate than neighboring McLean, Langley or Madison. |
Marshall is surrounded by apartments. |
There is nothing Colonial about this house in any way. |
Marshall's profile looked the "best" (highest scores, lowest % of FARMS kids) when the school had a lower enrollment and it got a lot of pupil placements for IB from Langley, McLean, and Madison. Now it accepts very few pupil placements and more kids in both absolute and percentage terms come from its low and moderate-income apartments. The upcoming boundary study could also affect Marshall if its most expensive neighborhoods in Vienna get rezoned to Madison, which recently got expanded. Of course, if that happened, the house in the OP might be among those redistricted to Madison. |

I like colonials and think this looks like a very nice house and I’d say fairly priced.
The yard has some flat areas it looks like for playing. Plant some bushes in the sloped part. Good luck! My daughter has lots of playdates in the neighborhood and it is seems great. |
And across the street they just built million dollar townhomes. I swear, people on this forum are so incredibly weird. |
|
Don't buy this house. Your children might be forced to interact with poor half-millon condo dwellers or million-dollar new townhome owners at Marshall HS.
Your children deserve to attend private school with all the upper-crust families that spend $50K per year for tuition. Anything less than a private school experience is child abuse. |
